The Property’s flexible facilities can accommodate up to 1,050 guests for conferences or 850 guests for banquets, making it an attractive venue for corporate meetings, weddings, and social gatherings, capturing regional demand that has limited alternatives in the surrounding market.

Strong In-place Cash Flow

The Hotel has strong trailing twelve cash flow translating to immediate yield and coverage on day one. The Hotel will benefit from a refreshing renovation allowing it to drive ADR on pace with the market. Given the Hotel’s current cash flow, the Property is financeable on day one.

No New Full-Service Supply Underway

The Sarasota/Beaches submarket has no full-service hotels with comparable meeting space under construction. With over 10,500 square feet of flexible event space, the Ramada Venice Hotel Venezia remains uniquely positioned in the market. While two select-service hotels are planned nearly 18 miles north in Sarasota, neither offers comparable facilities nor directly competes with the Property.
